The Need
The new central business district (CBD) of Ness Ziona is planned for the city’s southwest and is intended to become its new civic and commercial heart.
The purpose of the urban design plan is to establish the guiding principles and urban characteristics for the development of this key district.
The Vision
A mixed-use complex combining residential, commercial, and employment functions, all centered around a heritage site—the first house ever built in Ness Ziona.
This unique location allows for an architectural language that bridges between the city’s historical fabric and its future urban vision.
The Design
The preserved heritage site serves as the focal point of the plan. A public park is planned around it, bordered by residential buildings with active commercial facades facing the park.
The design integrates leisure and public gathering spaces, enabling the district to host large-scale community events while enhancing the prominence of the heritage site.
A network of pedestrian and cycling paths is planned to strengthen the connectivity between the various parts of the district and its surroundings.
Additionally, a “Heritage Trail” will link the city’s historical landmarks, creating a continuous route that also leads to the historic city center.
Design guidelines for the residential buildings facing the park are tailored to respect the heritage context. These include specifications for finishing materials, proportions of openings, balcony typologies, terracing of upper floors, and detailed treatment of arcades at ground level.
